Project Description
Baytex was commissioned to design, manufacture, and install a fully custom 11.8m x 32m Alispan structure with an integrated 4.9m x 32m verandah. The structure was to become the central feature for events at the prestigious Takapoto Estate — a property boasting 3km of natural sanctuary and pristine, manicured farmland. Designed to blend into the surrounding landscape with earthy-toned cladding, the final structure brought a dramatic architectural presence to the estate, paired with an elite level of functionality.
Project Purpose & Client Requirements
Takapoto Estate hosts an annual equine show jumping event, known for its elite European styling and high-profile attendance within New Zealand’s equestrian community. The client sought:
A permanent, architecturally striking event structure
Integration with an existing custom kitchen catering pod
A large, covered verandah for spectator shelter
A seamless fit with the current garden, concrete pads, stairs, and paving
Accommodation for large crowds and high-end fixtures, such as imported chandeliers
Rapid delivery within a 6-week timeline

Design & Engineering Challenges
1. Complex Structural Integration
The structure had to fit precisely on an existing concrete pad and align with established garden beds, stairs, and paving.
Two of the rear portal legs were engineered to sit directly on top of the kitchen POD roof, providing excellent weatherproofing.
2. Verandah and Awning Design
The verandah was pitched at only 10°, significantly lower than industry standards.
A curved tension purlin system and roof membrane tension pockets were used to prevent water ponding and ensure structural integrity.
An 8m clear-span verandah entry was achieved with a custom alloy beam, eliminating the need for vertical support posts and preserving sightlines.
3. Bespoke Entry & Door Framing
A cantilevered awning with 3.8m-high double door framing was custom-designed to house the client’s dual glazed entry doors.
Two additional 2m x 1m glazed doors provided access to guest toilet facilities on either side of the kitchen POD.
4. Accommodating Luxury Fixtures
The roof beam system was reinforced to support five 170kg Timothy Oulton crystal chandeliers imported from England.
The steep 26° roof pitch created the grandeur necessary to visually elevate these statement lighting pieces.
5. Landscaping Integration
Project Summary
The final structure exceeded client expectations both aesthetically and functionally. It replaced a standard Baytex 10m x 30m Clipframe tent previously used for events at the estate and is now the primary venue for their signature show jumping competition and other elite gatherings.
The successful delivery of the Alispan project under a high-pressure timeline (6 weeks for manufacturing, 1 week for installation) not only elevated Takapoto Estate’s event offering but also reinforced their partnership with Baytex.
